Overall, global green building activity continues to rise, with significant increases expected in 19 countries over the next three years. Importantly, nearly half of survey respondents expect that the majority of their projects in the next three years will be green buildings.

“With more and more people demanding and expecting healthier places to live and work, more and more leaders around the globe are committing to green building, which is now a trillion-dollar industry,” said Mahesh Ramanujam, president and CEO of USGBC. “For the last 25 years, LEED has helped transform building practices. It continues to push the top performers, but we know that we can't leave the other 80-90 percent of buildings behind. We need to get all buildings on a path to sustainability in order to raise the standard of living for all people around the world, regardless of their circumstances. And the results of this study show we are on the right path.”

Two-thirds of the survey participants report that using a rating system like LEED allows them to create a better performing building, and more than half of respondents believe that rating systems provide third-party verification that ensures buildings are running in a sustainable manner.

As green building becomes more common, certification becomes more of an expectation in many markets. While client demands and environmental regulations remain top motivators, creating healthier buildings emerged as an important trigger for green building globally. According to the study, improving occupant health ranks first among social drivers for green building, followed by encouraging sustainable business practices and improved worker productivity. The growing importance of occupant health reinforces a recent USGBC survey that found employees working in LEED-certified green buildings were happier, healthier and more productive than those in non-certified or conventional office buildings.

When it comes to benefits, most participants cite occupant health and wellbeing in addition to lower operating costs. As the green building movement has grown, the savings associated with lowering operating costs continues to be a top benefit for owners. Nearly two-thirds of respondents expect to see building operating costs decrease by at least six percent within the next 12 months, while more than 80 percent expect this same rate of return in the next five years. As lowering operating costs and occupant health become more widely known and accepted, the value of green buildings increases as well. The percentage of owners reporting that new green buildings have an asset value more than 10 percent greater than traditional buildings has nearly doubled since 2012. In addition, most architects and contractors recognize that building green creates a higher asset value.

New commercial construction remains the biggest driver of global green building by far, notably in markets like China and the UAE. However, more than 50 percent of respondents from five countries (including the U.S.) say green retrofits are in the pipeline, compared to a 37 percent global average – suggesting that existing buildings and operational benchmarking will provide significant opportunities for growth.

“The future of green building is focused on performance, but as the study shows, most of the time this practice can be limited in scope,” said Ramanujam. “There has been no increase in the use of metrics to track performance in the last three years, and now there is no excuse for it. It is not enough to demonstrate leadership at a point in time. We want all green buildings to continue to demonstrate leadership long after they are constructed and occupied. That is why USGBC has been laser-focused on bringing building performance benchmarking tools like Arc and LEED v4.1 to market: to make it easier for all projects to take strides toward improving the health and well-being of the people who occupy them every day.”

In 2016, Green Business Certification, Inc. (GBCI), the certifying body for LEED projects globally, created Arc, a digital performance platform that benchmarks, tracks and measures building activity across energy, waste, water, transportation and the human experience. Currently, Arc is tracking performance for 1.5 billion square feet of space across 80 countries. The emergence of tools like Arc underscores the growing importance technology is playing in green building, particularly when it comes to understanding energy performance and occupant impact.

Additionally, the recent launch of LEED v4.1 offers projects yet another way to continue to drive performance on the path toward LEED certification. Today, there are more than 95,600 commercial projects participating in LEED across the globe, with 2.2 million square feet of building space becoming LEED-certified every day.

The study was conducted in 86 countries and surveyed 2,000 building professionals including architects, contractors, consultants, developers, engineering firms and investors. Adjustments to the methodology for respondent recruitment resulted in a more balanced share of participants who belong to Green Building Councils, compared to previous years.

Hempafire Pro 315 has been developed to maintain the stability of steel structures in the event of a fire.

This adaptable new product requires exceptionally low loadings and is fast-drying. This saves asset owners both time and cost during construction and through routine maintenance. Hempafire Pro 315 has been optimized for 60 minutes of cellulosic fire protection and provides some additional protection for up to 90 minutes.

Hempafire Pro 315 can be used for all steel profile types – from thin hollow tubes to large open columns and beams. This simplifies the specification process and reduces stock and operational costs.
“Hempafire Pro 315 is quick and easy to apply to offer significant efficiencies to applicators as well – whether in shop or on-site. Due to its lower loadings and thinner film thicknesses, Hempafire Pro 315 significantly reduces drying times improving paint shop efficiency,” said Roger Soler, Hempel’s group product manager, Cellulosic PFP.

“As a high-build coating, Hempafire Pro 315 can also be applied up to 1,600 microns in one coat, which means almost all steel sections can be covered with just one layer of intumescent coating. For on-site new-build application and repair, this gives you spray-and-go efficiency – and quicker project completion times.”

The product is available in two versions, standard and fast-drying. Both versions dry to a smooth and attractive white finish.

The coating started to flake and the underlying substrate was left exposed.
 
A new system that prevents metal loss or contamination needed to be installed. The coating also needed to have food and water grade approvals for use in high temperatures.
 
The brewery turned to Belzona.
 
“The maintenance manager discussed the vessel lining issue and we were happy to propose our solutions for further testing,” said Douglas Potts, field sales engineer for Belzona UK. “Sample plates were required to taint test the Belzona coating, whilst a ‘supply and fit’ proposal from our application arm, Belzona Technosol, also had to go through vetting and approval.
 
“Our recommendation, Belzona 5892, passed with flying colors.”
 
The application on the 24.7-foot tall vessel – which is also 10.7 feet in diameter – took two weeks to complete. The existing lining was coated.
 
The hand-applied Belzona 5892 allowed the vessel to remain in place for the application.
 
This helped “[avoid] the costs associated with dismantling and transportation elsewhere,” Potts said.
 
To get the tank back in service quickly, infrared heaters were employed to conveniently reduce the cure time.
 
Using sponge blasting in lieu of grit kept dust levels down. This was further helped by tenting. 
 
“By coating, we have significantly extended the life of the vessel and we are already in discussions for future tanks,” Potts said.
 
This WRAS-approved system can be installed in two coats without the need for any specialist equipment.
 
The one challenge was the door – the 40 mm x 500 mm access hatch needed to be removed during the recoating.
 
Cleanliness is extremely important in the brewing process.
 
Belzona 5892 is formulated with a smooth and glossy surface which aids in cleaning. The product has good all round chemical resistance which means it is resistant to commonly used cleaning solutions/chemicals. It is also resistant to steam cleaning; high heat resistance (high HDT and Tg) and steam-out resistant (96hrs at 210°C).

When completed, AGPP will be the second largest facility of its type in the world, designed to process 42 billion cubic meters of gas per year. 
 
The Greenkote licensee, Shanghai Premier Tension Control Bolts Co., Ltd. is a joint venture of Tension Control Bolts Ltd. (TCB) of the UK, Shanghai High Strength Bolts Plant Ltd. (SHS) and Shanghai Yan Yan Trading (YYT).

“There were six other suppliers competing, and the performance specifications for the coatings were extremely high," Greenkote CEO Mark Gore said. "Because of the very harsh Siberian environment, the customer required unusually thick coatings as well the need to pass 1000-hour salt spray testing. Shanghai Premier did an excellent job!”

"For the AGPP we are providing a range of Greenkote-coated Grade 8.8 and Grade 10.9 hexagon bolt assemblies, 16mm to 30mm in diameter," added Yan Wei, vice GM of Shanghai Premier and general coordinator of the AGPP project. "Our bolts are being used as fasteners for the steel structures throughout the AGPP facility. Deliveries began in October of 2018 and will continue until June of 2019."

Shanghai Premier operates a full state-of-the-art Greenkote coating line and has added significant new capacity to fill the AGPP contract. The company’s Greenkote-coated preload bolts, both tension control bolts and hex bolts, all meet the most stringent international standards including ISO C5-M which addresses very highly corrosive marine environments.

Greenkote is a proprietary family of high-performance zinc-based coatings that can be applied to ferrous metals and alloys by a patented thermal diffusion process — for fasteners and many other applications. Greenkote replaces many older processes such as hot-dip galvanizing, zinc plating, sherardizing and metal flake coating. In addition to its superior anti-corrosion qualities, Greenkote also provides improved adhesion and longer wear, and it eliminates hydrogen embrittlement. Greenkote is also eco-friendly, from which its name derives. Unlike many other anti-corrosion coatings, Greenkote processing is totally free of pollutants. It is fully compliant with ASTM A1059/A1059M, an industry standard specification for zinc alloy coatings.

Notably, in 2016, Greenkote-coated bolts (provided by Greenkote-licensee TCB of the UK), were also selected for use in constructing the New Safe Confinement Shelter over the Chernobyl nuclear power plant site — another world-class application in an extremely harsh environment.

In 2016, Green Business Certification, Inc. (GBCI), the certifying body for LEED projects globally, created Arc, a digital performance platform that benchmarks, tracks and measures building activity across energy, waste, water, transportation and the human experience. Currently, Arc is tracking performance for 1.5 billion square feet of space across 80 countries. The emergence of tools like Arc underscores the growing importance technology is playing in green building, particularly when it comes to understanding energy performance and occupant impact.

Additionally, the recent launch of LEED v4.1 offers projects yet another way to continue to drive performance on the path toward LEED certification. Today, there are more than 95,600 commercial projects participating in LEED across the globe, with 2.2 million square feet of building space becoming LEED-certified every day.

The study was conducted in 86 countries and surveyed 2,000 building professionals including architects, contractors, consultants, developers, engineering firms and investors. Adjustments to the methodology for respondent recruitment resulted in a more balanced share of participants who belong to Green Building Councils, compared to previous years.

Hempafire Pro 315 has been developed to maintain the stability of steel structures in the event of a fire.

This adaptable new product requires exceptionally low loadings and is fast-drying. This saves asset owners both time and cost during construction and through routine maintenance. Hempafire Pro 315 has been optimized for 60 minutes of cellulosic fire protection and provides some additional protection for up to 90 minutes.

Hempafire Pro 315 can be used for all steel profile types – from thin hollow tubes to large open columns and beams. This simplifies the specification process and reduces stock and operational costs.
“Hempafire Pro 315 is quick and easy to apply to offer significant efficiencies to applicators as well – whether in shop or on-site. Due to its lower loadings and thinner film thicknesses, Hempafire Pro 315 significantly reduces drying times improving paint shop efficiency,” said Roger Soler, Hempel’s group product manager, Cellulosic PFP.

“As a high-build coating, Hempafire Pro 315 can also be applied up to 1,600 microns in one coat, which means almost all steel sections can be covered with just one layer of intumescent coating. For on-site new-build application and repair, this gives you spray-and-go efficiency – and quicker project completion times.”

The product is available in two versions, standard and fast-drying. Both versions dry to a smooth and attractive white finish.

The coating started to flake and the underlying substrate was left exposed.
 
A new system that prevents metal loss or contamination needed to be installed. The coating also needed to have food and water grade approvals for use in high temperatures.
 
The brewery turned to Belzona.
 
“The maintenance manager discussed the vessel lining issue and we were happy to propose our solutions for further testing,” said Douglas Potts, field sales engineer for Belzona UK. “Sample plates were required to taint test the Belzona coating, whilst a ‘supply and fit’ proposal from our application arm, Belzona Technosol, also had to go through vetting and approval.
 
“Our recommendation, Belzona 5892, passed with flying colors.”
 
The application on the 24.7-foot tall vessel – which is also 10.7 feet in diameter – took two weeks to complete. The existing lining was coated.
 
The hand-applied Belzona 5892 allowed the vessel to remain in place for the application.
 
This helped “[avoid] the costs associated with dismantling and transportation elsewhere,” Potts said.
 
To get the tank back in service quickly, infrared heaters were employed to conveniently reduce the cure time.
 
Using sponge blasting in lieu of grit kept dust levels down. This was further helped by tenting. 
 
“By coating, we have significantly extended the life of the vessel and we are already in discussions for future tanks,” Potts said.
 
This WRAS-approved system can be installed in two coats without the need for any specialist equipment.
 
The one challenge was the door – the 40 mm x 500 mm access hatch needed to be removed during the recoating.
 
Cleanliness is extremely important in the brewing process.
 
Belzona 5892 is formulated with a smooth and glossy surface which aids in cleaning. The product has good all round chemical resistance which means it is resistant to commonly used cleaning solutions/chemicals. It is also resistant to steam cleaning; high heat resistance (high HDT and Tg) and steam-out resistant (96hrs at 210°C).

When completed, AGPP will be the second largest facility of its type in the world, designed to process 42 billion cubic meters of gas per year. 
 
The Greenkote licensee, Shanghai Premier Tension Control Bolts Co., Ltd. is a joint venture of Tension Control Bolts Ltd. (TCB) of the UK, Shanghai High Strength Bolts Plant Ltd. (SHS) and Shanghai Yan Yan Trading (YYT).

“There were six other suppliers competing, and the performance specifications for the coatings were extremely high," Greenkote CEO Mark Gore said. "Because of the very harsh Siberian environment, the customer required unusually thick coatings as well the need to pass 1000-hour salt spray testing. Shanghai Premier did an excellent job!”

"For the AGPP we are providing a range of Greenkote-coated Grade 8.8 and Grade 10.9 hexagon bolt assemblies, 16mm to 30mm in diameter," added Yan Wei, vice GM of Shanghai Premier and general coordinator of the AGPP project. "Our bolts are being used as fasteners for the steel structures throughout the AGPP facility. Deliveries began in October of 2018 and will continue until June of 2019."

Shanghai Premier operates a full state-of-the-art Greenkote coating line and has added significant new capacity to fill the AGPP contract. The company’s Greenkote-coated preload bolts, both tension control bolts and hex bolts, all meet the most stringent international standards including ISO C5-M which addresses very highly corrosive marine environments.

Greenkote is a proprietary family of high-performance zinc-based coatings that can be applied to ferrous metals and alloys by a patented thermal diffusion process — for fasteners and many other applications. Greenkote replaces many older processes such as hot-dip galvanizing, zinc plating, sherardizing and metal flake coating. In addition to its superior anti-corrosion qualities, Greenkote also provides improved adhesion and longer wear, and it eliminates hydrogen embrittlement. Greenkote is also eco-friendly, from which its name derives. Unlike many other anti-corrosion coatings, Greenkote processing is totally free of pollutants. It is fully compliant with ASTM A1059/A1059M, an industry standard specification for zinc alloy coatings.

Notably, in 2016, Greenkote-coated bolts (provided by Greenkote-licensee TCB of the UK), were also selected for use in constructing the New Safe Confinement Shelter over the Chernobyl nuclear power plant site — another world-class application in an extremely harsh environment.
